If you need to pay transfer duty and/or rates in order to make your property transaction happen, but you are unable to access funds prior to registration of transfer, we have the solution!

At what stage can I bridge?
1) Discounting of Seller’s Proceeds
2) Discounting of Bond proceeds (New, further, switch bonds)
4) Rates, Transfer Duty & Costs
We will bridge up to 80% of the available surplus!
No initiation or service fees!
All applications are considered on their own merit and approval within 24 hours is subject to the discretion of our Credit Committee!

- When the purchase price is fully secured
1) Discounting of Seller’s Proceeds
- A copy of the Agreement of Purchase and Sale is required
- Applicant must be the registered owner of the property
- The full purchase price must be secure
- Copy of bond instruction and conditions are required
- All the suspensive conditions of sale have been met
- Copy of cancellation figure must be submitted
- ID/CK/CM documents to be submitted
2) Discounting of Bond proceeds (New, further, switch bonds)
- Applicant must be the registered owner of the property
- All the suspensive conditions of bond have been met
- Copy of bond instruction to be submitted
- Cancellation figure to be submitted in case of a switch bond
- ID/CK/CM documents to be submitted
- A copy of the Agreement of Purchase and Sale is required
- The full purchase price must be secure
- Bond instruction must be received by bond attorney
- All the suspensive conditions of the sale and bond have been met
4) Rates, Transfer Duty & Costs
- The full purchase price must be secure in the relevant transfer
- All the suspensive conditions of sale and bond have been met
- Sufficient surplus funds are available on registration
- Bond and transfer documents must have been signed
